Acquisitions Analyst Intern

Job Description

The Acquisitions Analyst Intern will work closely with the Acquisitions, Asset Management and Development teams to gain a comprehensive understanding of how Acquisitions underwrites deals and executes strategies to expand BLVD’s existing portfolio. The position will involve performing data driven, detailed analysis to support Acquisition decisions in underwriting, due diligence, and transaction management. The position will gain exposure to and learn about various affordable housing opportunities including LIHTC, Section 8, and Tax-Exempt Bonds, while taking on special ad hoc projects that enhance analytical, financial modeling, and strategic thinking skills.

The position is ideally suited for a highly motivated, detail-oriented individual with a solid financial analysis background and a strong work ethic. This individual should have the desire to learn more about the affordable housing industry, be a part of an expanding, fast-paced company, and work within a team of other highly motivated individuals.

This part-time, summer position will be based in person at our Los Angeles office and will report to the Acquisitions Senior Associate and Acquisitions Associate.

 

Responsibilities

  • Support the acquisition deal team in researching, underwriting, due diligence, financing, and transaction management of current deals in the pipeline
  • Maintain and update acquisition pipeline, deal checklists and other reports for internal meetings
  • Assist with completing initial deal screens and underwriting new acquisitions
  • Analyze property financial data and market research to support key acquisitions assumptions 
  • Support the Development team in submitting monthly construction draw packages for LIHTC deals
  • Coordinate and assist with 3rd party reports assessing physical condition, environmental, and service contract vendors 
  • Assist in preparing narratives and financials for internal & external reporting
  • Complete ad hoc special projects to help further the company’s goals of acquiring, preserving and developing affordable housing

 

Job Requirements

  • Pursuing a Bachelor’s and/or Graduate degree in Business, Finance, Economics or Real Estate
  • Demonstrates a desire to learn and grow in a fast-paced environment 
  • A results-oriented mindset that engages in work proactively
  • Strong financial and analytical skills with an emphasis on attention to detail and accuracy
  • Strong verbal and written communication skills
  • Advanced Microsoft Excel skills 
  • Excellent time management skills with an ability to work independently and multitask when needed

Preferred but not required:

  • Previous internship experience in real estate, finance, or related field
  • Familiarity with financial modeling and/or real estate analysis tools (e.g., Yardi)
  • Knowledge or interest in multifamily and affordable housing programs

 

Compensation, Timeline & Benefits

  • Competitive hourly wage
  • Part-time position, in-person 3 days per week
  • In-office Mondays, Tuesdays and Thursdays
  • 2-month commitment required, aligning with the final candidate’s summer schedule (e.g., June 2 – August 1)
