Deputy Auditor - Real Estate

DESCRIPTION

The Union County Auditor is now hiring a Deputy Auditor to work in the Real Estate Department. This is a new position, which reflects the growth Union County is experiencing. Under general supervision of Real Estate Manager and County Auditor, the Deputy Auditor - Real Estate issues licenses, collect fees and transfers deeds; verifies accuracy and correctness of all data pertaining to property deeds (e.g., Manufactured Home transfers and file maintenance); assists public with all things related to real property & ad valorem taxation; utilizes real estate CAMA system.  Additionally, this position requires a high level of experience with legal documents, specifically land transfer documents, affidavits, etc., as well as knowledge of land ownership transfer process.  General Real Estate support is expected. This position also requires intimate knowledge of social media creating, maintaining, updating the office’s social media presence.

QUALIFICATIONS

Any combination of training and work experience which indicates possession of the skills, knowledge and abilities listed below.  Preferred: Associates degree in business, real estate or appraisal. Required: minimum 2 years’ experience with real property valuation; general knowledge of real estate transactions and procedures.  Must be willing to seek out and enhance knowledge via CAAO, IAAO, etc. Must also be capable of passing a comprehensive pre-employment background investigation.  

LICENSURE OR CERTIFICATION REQUIREMENTS: May be required to obtain professional education certifications from CAAO, IAAO, etc.

EQUIPMENT OPERATED: The following are examples only and are not intended to be all inclusive:
Personal computer, computer software (e.g. Microsoft Office, CAMA system, and other applicable computer software); printer, copy machine, fax machine, other standard business office equipment.

INHERENTLY HAZARDOUS OR PHYSICALLY DEMANDING WORKING CONDITIONS: The employee has exposure to chemical compounds found in an office environment (e.g., toner, correction fluid, etc.); occasionally required to stand, walk, stoop, kneel, crouch, or crawl on even and uneven surfaces; occasionally required to lift, carry, push, or pull objects 15 1bs. or less. 

Note: In accordance with the U.S. Department of Labor physical demands strength ratings, this is considered sedentary work.

ESSENTIAL FUNCTIONS

(1) Assists all front counter services including: homestead applications, transfer of deeds, transfer of manufactured homes, processing of estate tax returns, dog tags registrations; general service to the property owner. 
 
(2) Issues all licenses sold to the public by the Auditor’s Office (e.g. vendor, dog, junk, cigarette); balances and reconciles as needed all receipts (money) daily.  Assists the taxpayer with answering inquiries and fulfilling public record requests.  

(3) Assists the Real Estate Manager with projects, as needed, including new construction, Board of Revision, blueprint management. Attends staff meetings as assigned.

(4) Meets all job safety requirements and all applicable safety standards that pertain to essential functions.

(5) Demonstrates regular and predictable attendance.

(6) Maintains Auditor’s Office social media presence.

MINIMUM ACCEPTABLE CHARACTERISTICS

Knowledge of:  *County, Department, and Division goals and objectives; *County, Department, and Division policies and procedures; *personnel rules and regulations; real estate; data processing techniques and procedures; office practices and procedures; Ohio Revised Code (real estate); bookkeeping.

Skill in:  computer operation; use of modern office equipment; business writing; operation of data processing equipment. 

Ability to:  develop and maintain effective working relationships; perform job safely; interpret a variety of instructions in written, oral, picture, or schedule form; calculate fractions, decimals, and percentages; maintain accurate records; prepare accurate and concise reports; sorts items into categories according to established methods; communicate effectively in oral and written form; resolve complaints from angry citizens.
