Real Estate | Tenant Operations & Leasing

 

Hours: 10 hrs/week | Pay: $18-20/hr  | Type: Contract / Part-time | Location: Remote

 

The Business

Georgia Urban Spaces and its affiliated businesses and entities, including Southfield Luxury Homes, manage a residential real estate investment portfolio across multiple markets. The business has active leasing and ongoing acquisition activity and is concurrently building a data- and technology-driven operating platform to support scale, efficiency, and growth.

As the portfolio grows, maintaining leasing velocity, payment discipline, tenant follow-through, and operational consistency is critical. This role helps centralize leasing and tenant execution across markets so prospects, applications, leases, payments, and tenant matters are handled consistently.

 

What You Will Own

This role is responsible for helping drive leasing and tenant outcomes across the portfolio — serving as the centralized execution lead across the prospect and tenant lifecycle:

  • Owning the centralized leasing process from inquiry through qualification, showing, application, approval, lease execution, and move-in
  • Maintaining visibility and control across tenant payments, payment arrangements, lease compliance, renewals, notices, defaults, and eviction workflows
  • Coordinating applicants, tenants, property managers, and internal team members so responsibilities, deadlines, documentation, and escalations remain clear
  • Driving qualified prospects and open tenant matters forward so leads, commitments, and unresolved issues do not fall through the cracks
  • Building and maintaining trackers, controls, documentation, and repeatable workflows across leasing and tenant operations
  • Identifying operating gaps and improving processes and automation to support consistent execution across markets

Priorities will evolve over time; part of the role is developing judgment on what to prioritize and driving it to completion.

 

What We’re Looking For

Eligibility: Junior/senior undergraduates or graduate students (Class of 2027–2028), or candidates with prior professional experience. All candidates must have prior experience personally owning customer-facing, leasing, collections, or operational workflows.

  • Strong academic record, including high GPA in a rigorous undergraduate or graduate program
  • Prior exposure to real estate, leasing, property management, hospitality, collections, sales, or customer operations strongly preferred
  • Strong operating intellect — able to understand complex workflows, diagnose problems, exercise judgment, and improve execution
  • Exceptional attention to detail, especially with leases, notices, payment records, deadlines, and structured documentation
  • Strong written and verbal communication, including confidence and authority in difficult tenant or applicant conversations
  • Strong organizational skills, responsiveness, persistence, and accountability for outcomes — not just coordination of activity
