Operations Manager: Property Management and Construction

Job Title:                         Operations Manager for Property Management & Construction

Pay: $60,000.00 - $80,000.00 per year

Job Classification:   Full-time, Exempt

Job Location:               St. Louis Park

Amani Construction & Development, a locally owned residential developer and builder, seeks a dynamic individual to join our passionate team dedicated to providing affordable new construction housing throughout MN. As a developer and General Contractor Amani partners with municipalities to build affordable energy efficient homes. Our goal is to enable people to build wealth through homeownership. 

 

Position Overview
This role reports directly to the Chief Executive Officer. This person is responsible for managing day-to-day operations for our residential rental properties and supporting our construction team through office administration, project coordination, and field support. 

This role requires a self-starter with a willingness to learn, strong organizational skills, and the ability to manage multiple projects at once. Must have prior property management experience, preferably speaks Spanish

For property management work:

  • Respond promptly and professionally to tenant emails, phone calls, and messages.
  • Coordinate and respond to maintenance requests.
  • Schedule vendors and maintenance personnel for repairs.
  • Coordinate annual lease renewals and tenant communications.
  • Conduct rental showings for prospective tenants.
  • Visit each property approximately every other month to verify overall condition.
  • Identify maintenance concerns and coordinate corrective actions.
  • Ensure preventative maintenance is completed on schedule.
  • Coordinate required property inspections.
  • Track inspection deadlines and ensure compliance requirements are met.
  • Maintain accurate records of property visits and maintenance activities.
  • Complete annual compliance and housing program documentation.
  • Maintain organized tenant and property files.
  • Update internal property management records.

For Construction Office work:

  • Answer incoming phone calls and direct inquiries.
  • Monitor and manage the company's general email inbox.
  • Maintain an organized office environment.
  • Organize physical and digital filing systems.
  • Scan, upload, and organize project documents.
  • Assist with document preparation and distribution.
  • Assist Project Managers and Site Managers with administrative tasks.
  • Take meeting minutes during internal team meetings.
  • Prepare and organize project documentation.
  • Assist with lien waivers and construction paperwork.
  • Coordinate document signatures and notarization when required.
  • Pick up and deliver checks and project documents.
  • Deliver paperwork to municipalities, clients, vendors, or partners as needed.
  • Purchase and deliver small materials to construction sites.
  • Pick up supplies from local vendors.
  • Assist with miscellaneous project errands.
  • Coordinate lunch or supply deliveries for field crews when requested.
  • Help ensure project teams have the administrative support needed to keep projects moving efficiently.

Must have:

  • Valid driver's license with reliable personal vehicle.
  • Ability to lift and carry up to 30 pounds.
  • Ability to drive regularly throughout the Twin Cities Metro Area.
  • Ability to walk properties, climb stairs, and inspect interior and exterior building conditions.
  • Ability to occasionally move office supplies, documents, or construction materials.
  • Strong customer service and communication skills.

Preferred: 

  • Previous experience in property management.
  • Experience in construction administration or office management.
