Revenue and Marketing Analyst
Position Summary
We are seeking a highly analytical and detail-oriented Revenue & Marketing Analyst to support pricing strategy, competitive intelligence, and marketing performance across a multifamily portfolio. This role sits at the intersection of Revenue Management, Marketing, and Leasing Operations, playing a critical role in analyzing market trends, optimizing pricing strategies, and improving marketing effectiveness.
The ideal candidate is both data-driven and operationally strong, with the ability to translate complex data into actionable insights.
Essential Duties and Responsibilities:
Market Intelligence & Competitive Analysis
- Collect and analyze feedback from leasing teams and sales leadership regarding competitor activity
- Monitor trends in pricing, concessions, availability, and leasing strategies across competing properties
- Develop and maintain detailed competitor reports using real-time market data
- Track changes in the competitive landscape and identify risks and opportunities
- Review and validate competitors identified during tours
Revenue & Pricing Analytics
- Analyze internal and external data to evaluate appropriate rental pricing by unit type
- Support pricing strategy by synthesizing:
- Market conditions
- Internal financial performance
- Make-ready, rehab, and marketing costs
- Monitor performance of pricing decisions against budget and occupancy goals
- Maintain detailed building- and unit-level datasets to support forecasting and future strategy
- Support renewal pricing, unit availability reporting, and SKU model updates
- Update velocity projections and audit key reports (cost of sales, lease start dates, expirations, etc.)
Data Management & Reporting
- Manage and maintain data integrity within HelloData and internal systems
- Ensure consistency across market surveys, pricing data, and reporting platforms
- Create and distribute recurring reports on:
- Market trends
- Competitor positioning
- Pricing insights
- Build dashboards and summaries for leadership decision-making
Marketing Analytics & Performance
- Monitor marketing performance, lead generation, and ROI across the portfolio
- Analyze campaign effectiveness and recommend optimizations
- Track performance across ILS platforms (Apartments.com, Zillow, Google, etc.)
- Support digital campaign performance across search, display, and social channels
- Provide recommendations to improve marketing efficiency and leasing conversion
Website & Digital Optimization
- Monitor website performance, SEO rankings, and organic traffic
- Ensure online listing optimization across platforms such as Apartments.com, Zillow and Google.
- Manage content updates and coordinate improvements with vendors
- Support digital content strategy and performance tracking
Cross-Functional Collaboration
- Partner with Revenue, Marketing, and Sales teams to align insights with strategy
- Provide data-driven recommendations to improve leasing performance
- Support automation initiatives including lead nurturing and segmentation
Job Requirements and Qualifications
Education and Experience:
- Bachelor’s degree in marketing, Business, Finance, Economics, or related field
- Experience in analytics, revenue management, or data analysis
- Strong analytical and problem-solving skills
- Advanced Excel skills (pivot tables, lookups, data analysis)
- Experience with data visualization tools (Tableau, Power BI, or similar)
- Ability to translate data into actionable business insights
Preferred
- Experience in multifamily, real estate, or property management
- Familiarity with revenue management tools and pricing strategies
- Experience with CRM/PMS systems and marketing platforms
- Knowledge of SEO, digital marketing metrics, and lead tracking
