Project Manager – Affordable Housing Development

Summary/Objective:

This position assists the Head of Development and Senior Development staff with the acquisition, underwriting, and managing the development of affordable housing projects -– both the new construction and the rehabilitation of existing multifamily housing. 

 

Primary Responsibilities:

  • Analyze market data and demographic trends to support the acquisition of existing affordable housing properties as well as properties intended for new construction;
  • Prepare funding applications for lenders, Low Income Housing Tax Credits, and other types of financing; 
  • Assist senior development staff in the acquisition, underwriting, financing and overall development of new construction and rehabilitation projects;
  • Review financial information and assist in preparing financial models;
  • Participate in public hearings and meetings with government agencies and community stakeholders;
  • Interface with lenders, equity investors, local officials, and public agencies in preparation for construction loan closings and permanent loan conversions;
  • Interact with third party consultants (architects, engineers, environmental consultants, lawyers, etc.) to ensure delivery of services in a timely manner;
  • Assist in the gathering and preparation of due diligence required for external parties;
  • Assist with preparation of proposals in response to government-issued Requests-For-Proposals (RFP);
  • Prepare monthly requisitions for funding from public and private lenders during the construction period; 
  • Attend monthly requisition and construction meetings on behalf of ownership; and
  • Assist with special projects as they arise.

 

Requirements:

  • 3+ years of work experience in affordable housing development or finance or related field
  • Bachelor’s Degree required, Master’s degree preferred 
  • Knowledge of HUD Project-Based Section 8 and Federal Low Income Housing Tax Credit programs preferred but not required
  • Must be detail oriented, organized and able to multi-task
  • Ability to work in an individual capacity and as a team
  • Excellent writing and communication skills
  • Proficiency in Microsoft Excel, Word and PowerPoint
  • Some travel may be required.
