Liaison - Loan Eligibility Team Non-QM

Job Summary

The Liaison - Loan Eligibility Team Non-QM is responsible for managing the end-to-end Non-QM loan intake, eligibility, and data integrity process to ensure accuracy, timely movement of loans through the pipeline, and seamless seller experience. This role provides direct oversight of the Non-QM Loan Setup/Eligibility Specialists (offshore), ensures compliance with product guidelines, coordinates file submissions and clearing with the TPR firm, and supports continuous process improvement. The Team Lead serves as the operational subject matter expert for all Non-QM intake, data validation, and pre-purchase readiness.

 

Essential Duties and Responsibilities

  • Oversee the daily workflow of Non-QM loan intake, setup, eligibility validation, and LOS data entry to ensure accuracy and timely processing
  • Manage and provide guidance to onshore and offshore Non-QM specialist teams, ensuring quality, productivity, and alignment with established SLAs
  • Coordination of loan file submissions to the TPR firm and oversight of document collection and uploads to the TPR vendor through clearing of prior to purchase conditions
  • Ensures daily quality control audits are completed and feedback provided to the Team. Motivates and encourages staff through positive communication and feedback.
  • Monitors pipeline and proactively identify and escalate issues that may affect loan movement or service levels
  • Miscellaneous duties as assigned.

 

Position Requirements

Education

  • Associate’s or Bachelor’s Degree preferred, but not required

Experience

  • Minimum 3 years of experience with Non-QM or Non-Agency loan products required
  • Minimum 3 years of team lead, supervisor, senior specialist, or equivalent leadership experience within mortgage operations required
  • Prior experience with loan setup, eligibility, pre-purchase review, or non-agency underwriting support strongly preferred
  • Experience coordinating with third-party review firms (TPR) or investors is a plus

Functional/Technical Skills

  • Strong working knowledge of Non-QM/Non-Agency guidelines, documentation requirements, and pre-purchase conditions
  • Understanding of loan manufacturing processes from loan setup through purchase & delivery
  • Ability to read and validate mortgage documentation including credit, income, assets, property documentation, and compliance-related documents
  • Proficiency in LOS systems (e.g., Blue Sage, Encompass, or similar loan origination platforms)
  • Strong analytical ability and attention to detail to ensure data accuracy and completeness in the LOS
  • Highly organized with the ability to manage multiple files, deadlines, and resources simultaneously
  • Proven leadership skills with the ability to coach, develop, and motivate an offshore team
  • Strong written and verbal communication skills, with the ability to convey complex information clearly and professionally to both internal and external stakeholders
  • Problem-solving mindset with a continuous improvement approach and ability to identify workflow gaps and recommend solutions
  • Ability to work independently, make decisions, and exercise sound judgment in a fast-paced environment
