Operational Excellence Intern

Realty Income is looking for an Operational Excellence Intern to join our Finance Operations, Operational Excellence team. This paid internship will provide in-depth exposure to the REIT profession and an opportunity to help implement Finance Operations projects with a focus on process improvements and automation. In this role you will gain extra tools in your tool belt while making an impact at a global Real Estate Investment Trust (REIT). We will provide you with a space to challenge yourself, grow, and have some fun along the way. 

 

What You Will Be Working On:

 

  • Assist in developing and maintaining the Finance Operations project and initiative roadmap.
  • Support the Operational Excellence Management Team in the successful planning and implementation of Finance Operations and company technology projects.
  • Assist with optimizing Finance Operations processes and identify inefficiencies, work with Finance Operations team members on solutions to maximize productivity.
  • Automate repetitive processes and tasks using leading technology (Power Automate, SQL Server, VBA, Power BI, RPA, BPM).
  • Develop Power BI dashboards and analytics to support Finance Operations reporting.
  • Assist in training the Finance Operations team on innovative technology and automations developed.
  • Participate in regular meetings with the Finance Operations team to discuss project management, standards, innovations and key project management objectives and concerns with other representative functional leaders and project leaders.
  • Track portfolio activity to compile portfolio reports that are used throughout the organization.
  • Create ad-hoc SQL queries and reports.

 

 

What You Need To Be Successful:

We are looking for a student who will be a rising Senior during the summer of 2026 in an MIS degree program with a minimum GPA of 3.2.

 

  • Experience or knowledge of VBA, Excel Macros, BPM workflow solutions, RPA solutions, SQL, Power BI, data analytics, data visualization, and other middleware software solutions.
  • Proficient with Microsoft Office including Outlook, Word, Excel, PowerPoint, Teams, and SharePoint.
  • Knowledge of MS Project, Smartsheet, or other work planning application.
  • Critical thinker with the ability to synthesize complex information and conceptualize solutions.
  • Ability to foster strong, collaborative relationships and communicate effectively with key stakeholders. 
  • Intellectually curious, excellent analytical, critical thinking skills with strong business acumen. 
  • An adaptive learner that displays excellent judgment and critical thinking skills which enable timely and appropriately risk balanced advice and guidance.
  • A team player who displays self-confidence, encourages collaboration, and establishes credibility that earns organizational trust from superiors and peers who can find common ground in solving problems. 
  • Demonstrated integrity and commitment to the highest ethical standards and personal values. 
  • Self-motivation and initiative to organize and prioritize work, performing the job with minimal supervision.

 

This is a hybrid role with Tuesday, Wednesday, and Thursday required in-office. 

The hourly compensation for this role is in the range of $21.00 - $25.00. Hourly rate determined by the candidate's skills, experience, knowledge, education, and abilities.
