Assistant Property Manager
Overview
The Assistant Property Manager is responsible for helping to maintain the properties. The Assistant Property Manager is also one of the primary contacts for the tenants and is responsible for recording all tenant rent payments. The Assistant Property Manager reports directly to the Property Manager.
Specific Duties
- Depositing all tenant rent checks into City National Bank online software via a remote scanner
- Manage tenant online payment portal, ClickPay
- Manage Commercial Management side of MRI, the accounting software
- Setting up new tenants
- Entering recurring and special charges
- Renewing tenants
- Deleting tenants
- Recording tenant rent payments (checks, ACH payments)
- Recording NSF checks
- Entering budgets as provided by Property Manager
- Assisting in the maintenance of the properties
- Common area issues
- Tenant complaints
- Hiring and overseeing contractors
- Collecting bids
- Scheduling annual inspections and tests
- Drafting lease extensions and lease terminations if needed
- Emailing and/or mailing any required notifications to tenants such as monthly rent statements, or notices about capital improvements
- Answering phone calls as needed
- Greeting and assisting walk ins as needed
- Manage correspondence between Property Manager and tenants
- Assist Property Manager onsite when needed
- Work with Accounting Manager to ensure all months balance

Knowledge & Skills Required
